Count real beds, not the "sleeps" number. Check bathrooms, parking and baby gear. Then add cleaning, about 13.5% Osceola County tax and any extras to the nightly rate before you compare.
Eight bedrooms sounds like plenty. Then you count heads. Grandparents. Two sets of cousins. Your sister's new boyfriend. Somebody's teenager who refuses to share.
Here's what actually matters when you shop for a big house near Disney, and what it really costs once the fees show up. SuperVilla, an 8-bedroom home in ChampionsGate about 14 miles from Magic Kingdom, is used as the worked example throughout.
"Sleeps 18" vs. how many beds there are
Start with the bed count, not the headline number.
"Sleeps 18" can mean 18 real beds. It can also mean a sofa bed, an air mattress, and a lot of optimism. Ask for the bed list room by room.
SuperVilla, for the record: 8 bedrooms, 16 beds, sleeps 18, including kids. Four king suites for the grown-ups. Four themed kids' rooms with bunks: Star Wars, Harry Potter, Frozen (the top bunk has a slide), and Encanto.
What to check:
- King beds for each couple. Nobody over 40 wants a bunk.
- Bathrooms. Eight bedrooms and three baths makes for a rough morning. SuperVilla has five, two of them Jack-and-Jill.
- Where the kids sleep. Kids' rooms near each other upstairs means no herding at bedtime.
Kristen's group went one better. In her words, the kids "took turns sleeping in the different rooms." That's the dream. Read the rest on the reviews page.
What an 8-bedroom rental near Disney costs
Nightly rates for big homes around ChampionsGate and Kissimmee move every week. Slow weeks (September, early December, late January) are the cheapest. Spring break, summer and the holidays are the most expensive, often by a wide margin. Treat any number you see online as a snapshot.
SuperVilla's direct rates run $280 to $1,109 a night depending on dates. Check yours on the live booking calendar.
Do the per-person math. A $700 night split across 16 people is under $44 each. Try finding a hotel room near Disney for that. Then try getting four hotel rooms next to each other.
The amenities checklist
Big groups need more than beds. The short list:
- A private pool, and heat in winter. Unheated Florida pools in January are a polar plunge. At SuperVilla it's $35/day for pool and spa heat (pool 85°F, spa 100°F, 9am to 9pm). More in the pool heat guide.
- Two fridges. One fridge for 18 people is a hostage situation. SuperVilla has two full-size downstairs plus a mini upstairs.
- A dining table that seats everyone. SuperVilla's seats 12, plus 5 at the counter.
- Rainy-day stuff. Summer storms roll in most afternoons. Look for indoor fun: SuperVilla has a 110" theater with 9 seats, a Marvel game room (pool table, air hockey, foosball, Xbox), and a karaoke loft.
- Baby gear. Cribs, high chair, gates, stroller. Deven came with an 8-month-old and a 5-year-old and still "were able to pack light." The full gear list is on the house page. Also see the toddler packing list.
- Parking. Three families usually means three or four cars. Ask before you assume. SuperVilla allows up to four; more needs HOA approval.
Fair warning: a house this fun has a cost. Marcus wrote, "Our kids may have enjoyed this place more than the parks!" Shanna's group "didn't even make it to Disney!!" Budget a lazy day. You'll take it anyway.
Fees and the 13.5% tax nobody mentions up front
The nightly rate is never the final number. Here's what stacks on top:
- Cleaning fee. Usually a flat fee per stay. On big homes it often runs a few hundred dollars. At SuperVilla it's built into the total you see on the booking page before you pay.
- Taxes: about 13.5% in Osceola County. That's 6% Florida sales tax, the 1.5% county surtax, and the 6% tourist development tax. It applies to the rent and the cleaning fee.
- Security deposit. SuperVilla's is $500.
- Optional extras. Pool heat ($35/day), spa-only heat ($25/night), BBQ grill ($50/stay).
- Platform service fees. Booking through big sites can add a guest fee on top. Booking direct skips it.
Quick example: $700/night x 5 nights = $3,500. Add a cleaning fee (say $300, just for the example): $3,800. Add 13.5% tax: about $4,313. Add pool heat for 5 days: $175. That's your real number.
Resort community vs. standalone home
Standalone homes give you privacy. Resort homes give you a whole second vacation outside the front door.
ChampionsGate is a gated resort with 24-hour security. From SuperVilla, the Retreat Club is a 3-minute walk: dueling slides, splash pad, zero-entry pool. The Oasis Clubhouse is a 6-minute drive (lazy river, two-story slide). The two are compared in Retreat Club vs. Oasis Clubhouse, and the resort page has the rest.
The tradeoff is distance. Resorts like this sit a little farther out: 14 miles to Magic Kingdom, Epcot, and Animal Kingdom, 13 to Hollywood Studios, 20 to Universal, 28 to the airport. That's usually a 20 to 30 minute drive to Disney, traffic willing, and a lot quieter at night. The drive times guide has the full table.
